• A seller does not list their property with any brokerage. A seller allows any brokerage to show the property to the buyer. Legally there is no listing.

• It is identified by a sign on the property stating, “Brokers Protected.” This means a seller will pay compensation to the brokerage that first acquires a buyer.

• When a buyer is found, a seller signs an agreement to pay commission/enters into an exclusive listing. They become a client and receive better protection.
