Hamilton’s market has shifted considerably since the 2022 peak. For buyers, that means more options, less competition, and more time to make a thoughtful decision than you would have had two or three years ago. Here is what you should know going in.

Get pre-approved before you start viewing seriously. Pre-approval tells you your real budget — not the mortgage calculator estimate — locks in a rate for 90 to 120 days, and makes your offer credible to sellers. In Hamilton’s current market, a pre-approved buyer’s offer carries meaningfully more weight than one without financing confirmed.

Know what your budget actually gets you across different neighbourhoods. Hamilton is not one market — it is a city of distinct neighbourhoods with different price points, buyer profiles, and long-term trajectories. Under $500K gets you an entry-level property in the East End or on the Mountain. Between $600K and $750K opens up detached homes in Stoney Creek, solid properties in West Hamilton, and Ancaster townhomes. Above $750K puts you in the most sought-after streets in Westdale, Durand, Ancaster, and Dundas.

Good properties still move quickly. The market is calmer than 2021 but well-priced, well-presented homes in desirable areas still attract serious interest fast. Having your financing in order and knowing your criteria before you start means you can act when the right property appears — instead of losing it while you get organised.

Working with a buyer’s agent in Ontario costs you nothing directly. The buyer’s agent commission is paid by the seller at closing. Hamilton’s market in 2026 is more balanced than it has been in several years. Prices have corrected from the 2022 peak, there is more inventory available, and buyers have more time to make considered decisions. For buyers who are financially ready and have a clear idea of what they are looking for, the current conditions are more favourable than they were at the height of the market. The right time to buy is always relative to your financial situation and personal circumstances — Frank can help you assess whether the timing makes sense for you specifically.

In Canada, the minimum down payment depends on the purchase price. For homes under $500,000, the minimum is 5%. For homes between $500,000 and $999,999, it is 5% on the first $500,000 and 10% on the remainder. For homes at $1,000,000 or above, the minimum is 20%. Down payments below 20% require CMHC mortgage insurance, which is added to the mortgage. First-time buyers may also have access to the First Home Savings Account (FHSA), which allows up to $8,000 per year in tax-deductible contributions toward a first home purchase.

Budget approximately 1.5% to 4% of the purchase price for closing costs, which typically include Ontario land transfer tax, legal fees, title insurance, and a home inspection. First-time buyers in Ontario receive a rebate on the provincial land transfer tax of up to $4,000, which meaningfully reduces this cost. Hamilton does not have a municipal land transfer tax, unlike Toronto, which is an advantage for buyers in this market.

A home inspection is strongly recommended for any resale property purchase. It provides an independent assessment of the property’s condition — structure, roof, electrical, plumbing, HVAC — and identifies issues that may require repair or affect the purchase price. In a more competitive market, buyers sometimes waive inspections to strengthen offers. In Hamilton’s current market, there is generally more room to include an inspection condition. Frank advises his buyer clients on when it is appropriate to include or waive an inspection based on the specific property and current market conditions.

For first-time buyers working with a budget under $600,000, the East End neighbourhoods — Crown Point, Stipley, Gibson — offer the best value for detached homes in Hamilton right now. The Mountain offers a wide range of semi-detached and detached homes in a practical mid-range price bracket. Stoney Creek provides good value with more space for the money and strong long-term fundamentals.
